Yes. i alsways ask how much they have on hand to spend on needed repairs? How much they want to net is a factor when considering how fast they want to get under contract and to closing. Net 98% and be on market 45-90 days, or net 92% and be on market for 1-14 days. It's case by case.

In my market as-is just doesn't work. When you go into a home that nothing has been done to in 20 years, it's like pulling teeth to suggest new carpet & paint. Many say how much 'as is' & I tell them that the 20K difference is better to do the work themselves.
I look at it that I'm helping them make more money & sell faster. Too deep of a discount expected for as-is.
