Sometimes yes, sometimes no. If I know the prospective sellers and their home, most likely yes. If it's the first time I'm in the home and it's got unique issues, probably not... and I need to do more research. I don't like to shoot from the hip. But I do review overall market and sales trends for their area and neighborhood at the listing appointment.

Yes. I run a current CMA through my local MLS software and also through RPR. I give my clients a range based on the amount of work they want to do, their timeframe, the market and other pertinent variables. I also do this from time to time during the duration of the listing.

I provide and review the comps and discuss how the seller's home compares recent solds in the area.  The CMA provides a range of prices and the recommended price. From that info, the seller decides the listing price.

Yes. i alsways ask how much they have on hand to spend on needed repairs? How much they want to net is a factor when considering how fast they want to get under contract and to closing. Net 98% and be on market 45-90 days, or net 92% and be on market for 1-14 days. It's case by case.

I give a ball-park - the seller prices the home, I market it! If they're too far off on pricing, we simply cannot work together!  I like to know at that first meeting how pricing will go!

After reviewing the comps, and how the Seller's home compares to homes recently sold, I give them a price "range" as a recommendation, but ultimately it is the Seller who selects the listing price.  However, that being said, if they are completely unrealistic and want to overprice it, with no provision to decrease the price after a ceretain time period, I decline the lsiting.

In my market as-is just doesn't work. When you go into a home that nothing has been done to in 20 years, it's like pulling teeth to suggest new carpet & paint.  Many say how much 'as is' & I tell them that the 20K difference is better to do the work themselves.

I look at it that I'm helping them make more money & sell faster. Too deep of a discount expected for as-is.
