Too many bad cases I can think of to pick a worst... frequently I see and hear of listing agents getting calls on their listings and immediately trying to convince the buyers towards other listings. This seems to happen more in very active markets from what I have seen.

I try to focus my attention and energy on attracting cooperating agents who do a fantastic job for their clients, and that's usually what happens. As a result, most of my transactions are quite wonderful. So I don't get exposed to enough of the bad stuff to answer your question.

I haven't heard of any here, but the penalties are fierce... jail time is the worst...

I "herd" about a new agent that learned all their real estate from discussion boards and sold a client the wrong house....
Actually lots of confidential info slipping out of an agents mouth over dinner that caused a house to sell lower...and the agent was sued.

Agents routinely don't take the confidentiality part of fiduciary duties seriously. They share those details with a fellow agent or spouse or partner.

You could probably have thought of the person losing their license, but you may have wondered if it really happens. It does. And the person's self respect has to be really low to conduct himself or herself that way. I don't recommend it.

The property manager taking the funds in her client trust account and using them for personal items. This resulted in license revocation and prosecution for theft.
