I see that you are in Florida, and in the markets where we have consulted in, print was a big driver for listings.  People pick up the newspaper and the magazines, and no they are not all old.  Studies have been done that in some parts of the country younger people are favoring magazines over being online.  It depends.  A

I don't market via Open Houses, myself. I market on the internet, just listed cards, the occasional ad in Homes & Land (mostly to be on their website), on social media.

Email to the database and automated searches for prospects.

To market our listings, having a showcase listing page on our website for the listing. Also the blog post is really a page about the listing- if you set up the category that way- you can market to the category page and it will be like having a single property website. 

Realbird is awesome! You can get some great leads from Realbird too. 

We also send out just listed cards, those will bring more listings. We do direct mail. It still works. 

Also having a branded app through through your MLS. 

Then there is Facebook - HUGE driver right now.

Our local board has a marketing meeting every Friday morning and we can present our listings there.

Flyers in our windows and flyer rack. We have an amazing corner location downtown and driveby and walkby traffic happens all the time. These flyers draw people to the brokerage and gets opportunities for our floor agent to talk to them and, yes, sell them one of those properties.

I utilize a whole host of marketing platforms.  Online, one of my favorites is ListingsToLeads.com.  They do have some fantastic Google juice and have an incredibly easy, user-friendly site that hits not just a website but, other options (landing pages, etc.).

Print ads are my biggest producers.

I think those are the best ways to market listings.  And there is a huge variation when it comes to the quality of the content.  

Online marketing ... syndication.   I am a fan of RealBird software. I have used it for years with great results.  Yes, I get leads from RealBird too.

Online marketing on the top websites.

Door knock the neighbors, 10 to the left and 10 to the right. Invite the neighbors for a private OH one hour before the public OH.

Tourfactory.com - It is a great platform and very well syndicated - also creates a youtube video for you!

direct mail marketing by targeting the avatar who will be buying the home....

Word of mouth and targeted emails!

Price them right.... Really!  ;)

It is a combination of all efforts. However for my bank owned, my list of cash buyer contacts, is invaluable to get those buyers their before the home hits the market and pre market the home to them personally. The results is new listing under contract often the same day as they get priced and hit the market

Print ads are unbelievably yesterday. I don't know anyone that even reads a paper now.

I think you should seperate blogging to 'internet' & then go from there. It's a skill to get yourself ranked high for your own listing. That's talent.

Face Book

I don't market my listings.
Buyers can find the house with the tools they have available.

I do market my solutions.
Many respond to the opportunity to see houses NOT advertised.

Video. Real full motion video with the sound track not wasted or filled with just back ground music. Video takes the buyer to your property on their time frame, over and over. Video shows, escorts the buyer around the community events too! It is what buyers want, properties deserve, seller demand. Video.

The sign on the lawn helps.

I sometimes do open houses depending on my clients' requests, but also able to "pitch" them at our marketing session at the Association once a week.

Word of mouth. I've tried everything else but nothing works like a personal referral!

We still do print advertising and this does bring in buyers. Plus the sellers love seeing their property in print. I also do single property websites via realbird.com. Check them out.

Anything priced right...goes. If clean and customer serviced...even quicker
