It helps to live and work near a military or naval installation....

As others have said get to know and network with Realtors who work with vets. And perhaps some of our loan experts here will chime in if they handle VA loans - John Meussner , George Souto  and Gene Mundt, IL/WI Mortgage Originator - FHA/VA/Conv/Jumbo/Portfolio/Refi 

I echo what Ryan Huggins - Thousand Oaks, CA said.  It also helps to have a client and raving fan work at a local VA facility. 

The most successful VA lenders out here have a direct connection to the VA and really understand the process.  They also have ways to structure the loan so as not to put closing costs onto the seller (most VA loan offers get rejected because of 8, 10 and 12 THOUSAND dollars of closing costs being requested of the seller to pay).  Plus, it does help to be in a military town and past military service is always a good card to play if you can.

I'm not a LO but I know brokers who hang out in the same places military families tend to spend their time. Join some community groups in those areas.

Besides zero or very little down, what problems do VA loans solve?

1. Buy related keyword traffic and direct to a landing/sales page. Make it sticky and snag that IP for the escalation plan.

2. Compile a list of agents with whom you believe could be important to your business.

3. When #1 produces a result, one at a time, refer them to your sequential list of agents. Help an agent make money and they will make sure you make more money.

4. Make sure you have more baskets than the one labeled VA Loans.

Most of the ones I know live near a military installation or military town.

In this area, a lot of agents have a military relocation niche.  He should try to identify these agents and approach them.

I am suspect that the path to this niche starts at their website.

LO's build relationships with agents and if he wants VA loans, reach out to the agents that sell to Vets. He needs to make sure he knows all the guidelines though. Lenders lose credibility when the agent knows more than the lender.

I don't have a clue.

LO's do very few of them in my area.....we have no military bases in our area.... Cape Cod is the closest ...

The first thing is to learn the ins and outs of VA loans, so when you offer expertise you actually have some. Then your reputation will do the rest! Service is key!

You have to go to the Vets directly

Not being a loan officer, it's hard for me to say... but it obviously helps if you live in or near a military town or where veterans retire.

1. Market to agents who have the MRP designation.  2. Also, approach the local military recruitment offices - not for the new recruits but for the officers running them. 3. Start to network with them. Approach local VFWs, Rotary etc - our soldiers continue to serve at these organizations. 4. Blog about it. 5. Find the top-selling agents at area military bases. I usually get a few leads each time I submit an article to a local newspaper about VA loans. The paper is also online. 

That one is easy...network with realtors who work with Vets. I would also recommend that he participate with some of the local Vet groups/organizations.
