A capable agent is one who has invested the time to learn, the energy to understand what this business is REALLY about, and has committed themselves to their new career.

First, if you're going to market your property online, don't be cheap about it. Realtors are notorious for wanting to do it all: making flyers, shooting stills and creating virtual tours. They can often be their own worse enemy when it comes to marketing a property.
