Do you pay a commission? And this response comes from a real estate Principal Broker married to a builder. If the builder will not pay you, don't be involved and waste your time.

You really need a mentor. Ask for builder incentives which are generally applied to upgrades. Be aware of builder incentives to use their preferred lender. Get clear on the terms ... many will still provide the closing costs to an outside lender if their lender cannot do the loan. Some don't. Just know what your client is getting into. Ask a ton of questions ... never ASSume anything ... and get it in writing.

Align yourself with an agent in your brokerage who has experience working with builders and/or your broker/manager. Good luck.

As Debbie Reynolds said and what is included in the base price, what is an up-charge, what type of 'extras' are they offering now, what is the timeline for completion/move-in and tell you everything they can about the warranty!
As Dorie Dillard mentioned - have someone mentor you the first time. There is a LOT to know with new construction!

Written commission agreement in advance, before introducing the Buyer. Is the Builder using the "standard" local real estate contract, or do they have their own contract, which is usually slanted in favor of the Builder?

Debbie Reynolds has a great answer. Make sure you registered them so you get paid!

1. Do they have the time to build?
2. Have they been pre-qualified and for how much?
3. What do they like about their current home and what are they looking to benefit from in a new home?
4. How much is standard and what is considered upgrades?

Do research on the builder, ask to read the contract and do not think the only way to add value to the transaction is the discout or you may find yourself out of a deal. Builders have a finite incentive period!

You should not be representing a buyer in a transaction you have no experience with, have your managing broker be there too and teach you, guide you and to watch over you

You have to be very careful, the builders contracts protect the Builder not the buyer and they are very hard to get out of.
