One way is to just drive around....or have an asst do that. The truth is that you could fix the roof regardless of whether you buy the house or not. If you see a bad roof, you can mail the homeowner (or leave a flyer or knock on their door). Keep the addresses in a database and mail on a regular basis.

Congratulations! You now see the difference between working in exchange for your time and working for PROFIT. Buying the house changes the dynamics COMPLETELY! Instead of you looking for agents for roofing jobs, agents will be seeking your for listing opportunities. That reversal can be leveraged.
Every agent who has been in business longer than 10 years have 3 investor types they work with who buy distressed houses. The key word here is BUY, not look at. When an investor type passes on the 3rd house I present, they are moved to the 'D" list.
I will not expose trade secrets in such a public forum. What I recommend is having a meet up with an agent, one whose name you see on flipped houses, perferably one who drives a truck and wears jeans, and ask how you can be part of their team. Offer your roofing solutions, offer your co-marketing plan, ask them about bird dogging for them.
You do not want to talk to an agent who does not know the difference between working for tips and working for PROFIT.
