Don't buy them from the websites, that's a huge wast of $$.  Reaching out to your friends and family is the best.  Letting them know and having them spread the word.  I do a good amount of business that way.

2.  Take call time in your office.

3.  Do open houses both days, every weekend.

4.  Volunteer - give of your time to charities; you will always meet someone else doing a good deed - and it's typically a perfect match as you both have the same interests.

5.  Join a networking group.

6.  Share your local knowledge via your blog - over and over and over again!

Take your business cards with you everywhere you go. Get involved. When you are standing in lines, talk to the people around you, give them your card, ask them if they know anyone wanting to buy a house. 

Get a web presence, blog, blog, blog some more, create strong call to actions, be where your target market is.

If you want to find new buyer leads as a mortgage professional you'll need to be involved with agents with lots of buyers.   I would visit broker open houses(be brief, follow up with a personal note to those you meet) and join your local Realtor association(s) as an affiliate member.   Be active. Be genuine.  Be visible.

For me, I did Open Houses just to meet people, because it's not like I had real referrals.  If you have lived in the area for years, or grown up there, you will have potential leads and/or clients, as well as know people that work in local businesses Matthew Westpfahl.  We were new to this state, and did not have friends nor family, so we got to know our neighbors, and I actually worked a different job, not as a realtor at that time.  If your office has Floor/Phone Duty (ours does), you can sign up for it, and have a possibility of meeting someone who either wants to buy or sell, either by a phone call or a walk-in.  I also got familiar with an area that is our niche, where we live, just by knowing as much as I could about the community, and doing Open Houses, and walking our dog, and met people that way - you will do great, so hang in there!
