If you want to find new buyer leads as a mortgage professional you'll need to be involved with agents with lots of buyers. I would visit broker open houses(be brief, follow up with a personal note to those you meet) and join your local Realtor association(s) as an affiliate member. Be active. Be genuine. Be visible.

For me, I did Open Houses just to meet people, because it's not like I had real referrals. If you have lived in the area for years, or grown up there, you will have potential leads and/or clients, as well as know people that work in local businesses Matthew Westpfahl. We were new to this state, and did not have friends nor family, so we got to know our neighbors, and I actually worked a different job, not as a realtor at that time. If your office has Floor/Phone Duty (ours does), you can sign up for it, and have a possibility of meeting someone who either wants to buy or sell, either by a phone call or a walk-in. I also got familiar with an area that is our niche, where we live, just by knowing as much as I could about the community, and doing Open Houses, and walking our dog, and met people that way - you will do great, so hang in there!
