I think that your clients hire you for your expert opinion, best to give it to them.

Well I do it both ways, and it depends on the buyers. I had one couple that had no idea what they were doing. They were getting FHA financing. I went through the inspection report and pointed out items that would certainly be an issue when the appraiser came out. Otherwise the buyers would have let everything go. When the appraisal came back...we had no repairs that needed to be addressed. The seller was very agreeable to doing the repairs so the property would fiance and sell. 

I want a copy of the report. I go over each item on the summary report with the buyer. We ask questions or for clarification from the inspector if need be. i give the buyer my opinion and then ask them what they want to do.

I really like the inspectors who print out the report at the time of inspection and we are able to question any items of concerns.  I go over the report with the buyer so I know exactly what repairs are requested and how to write them up.

with my buyers permission I also get a copy.  I don't recommend unless I feel they are leaving out somehing of a safety nature then i speak up. And when people are nit picking I sometimes explain they need to dial it back.

It's always good to be on the same page with your Buyers.

Send me a copy so I can review it and then go over it with the client so they don't have to be calmed down over a minor thing after the fact.

All reports go to me first so I can evaluate them and have my recommedations ready.

I always ask for the report up front so I know when the buyers do what the issue are so we can discuss next steps. I like to hear what the buyers have to say but offer recommendations as well (e.g, having a licensed professional do certain work with receipts provided).

I review the items with them at the house following the verbal report from the inspector and counsel them at that time.  We both then receive the report, I highlight the items that I understood that they want the seller to repair.  I send them an email with the highlighted report to be certain that I have everything they want requested.  Then present the repair request with the highlighted items to the listing agent.  

I've never done it any other way; I get a copy, the buyer, seller & listing agent all do too, all at once. I review it with my clients after they have read it.

I ask buyers to allow inspector to copy me on report, so we could later discuss intelligently and I help buyers with their decisions, as in what's worth fighting for, etc.

     My Buyers (and I) are usually present for the inspection.  Also, I use Inspectors who use a laptop; they email the report to the seller, buyer, and agents before they leave the property.

Typically that would be up to the buyer, and the agreement between the contracting parties. If a buyer is in a position to move forward with requesting repairs from a seller, it may be a good practice at that time or earlier for all parties to provide written acknowledgement of the current report. Here in AZ it is part of the contract for the home inspection report to be given to the agents. Buyers and I meet with inspector at the end of the inspection to review the findings. He then emails the full report along with a summary to buyer and myself.  Buyers and I discuss and we go through what they want to ask for and what is probably not going to fly.  We are in the process of changing how it's done next Febuary and I can't wait.  The last change in contract totally messed it up inspections and it's been a nitemare to deal with some inspections request as they go on and on and on.....deal killers.

 I make it a practice to ask the buyer to allow the home inspector to send me a copy of the home inspection which has never been denied ....

Our Inspectors are not permitted to share their report with anyone but their client, usually the Buyer.

I employ a consultative approach.  Reviewed. Discussed. Make recommendations. I advice on possible risks / consequences of asking for a list of petty repairs.  Ultimately, the clients decide but not without my input.

Sure.  And I go over it with the buyer. It's always amazing to me the things a buyer may hone in on.  I just had one that had plumbing and electrical problems along with some minor exterior rotted wood.  My buyer wanted the seller to repair all the rotten wood.  Seems Mr. Buyer has a son who is an electrician and a son in law who is a plumber!

The buyers were usually at the inspection on my transactions so there were no surprises on the report.  I always got the report first and met with the buyers to discuss any potential work order requests.

My buyers always want me to have a copy of it so we can review it. Often my buyers are not at the inspection..either at work or out of town.

Like to receive a copy. Prefer inspectors who can print it out at the inspection so it can be immediately reviewed.

In my experience, the inspector provides the report to the selling agent along with the buyer.   I attend the inspection along with the buyer and the inspector reviews his/her findings at that time.  The actual report is either delivered at that time or later that evening via email.  

Repairs, credits, price adjustments are discussed during the initial client meeting and then again when the offer is written as the purchase agreement in California is "as is".

My inspectors automatically copy me on the reports when sent to my clients. My buyers always want me to see a copy and often send me a copy of theirs as soon as they receive it. I review each report and then have a discussion with my clients as to what makes sense to ask for in repairs.

We go over the report together & try to take out the nonsense that the inspector put in. That way, the buyer sounds rational to the seller. 

On the listing side, it's hard to get a copy of the report in our area sometimes. Just had one where the inspector took no pictures. Imagine that in this digital age.

The Buyer should always review the report. Buyers look to us for guidance and we must be well educated on needful repairs vs. cosmetic repairs. Prior to purchasing and again prior to and after inspection, I remind my Buyers to look for costly repairs or repairs that required a licensed professional (electrician, plumber, etc). I explain that repairs cosmetic in nature are often of less importance than electrical or plumbing (or even roof or foundational) issues and those are issues we need to address. Clearly, if there were cosmetic repairs we knew that prior to writing the offer so focus on needful repairs. 

What Debe Maxwell said.  We discuss at the house at the time of the inspection, they take time to read the report and then we discuss again. 

In VA, we have to provide the report with any repair requests, so the agent and buyer usually get it at the same time.  However, the decision as to what to ask for is always up to the buyer.  

I advise them what it means and what items are essential since most homes are as is.

The report is sent to the buyer, sometimes as a courtesy the inspector will copy me. I wait for the buyer to tell me if they are satisfied with the inspections. Some but very few ask for repairs, most all customers know and understand the inspections reports. They hire a professional home inspector and they know to ask if they have questions or further recommendations in order to move forward with the contract.
