I can usually guess good when I look at a new listing if it will have multiple offers...that is commonplace here on anything under $300K.
Most of our clients will listen to our advice and go over asking if needed.
My question to my buyer is "How will you feel if you loose the house over a few thousand dollars?" Even those that say they do not care, really do care.

Multiple offers tend to scare the other folks away.
Those who piddle around while others are taking action indicate they are ill prepared mentally to 'not blink' when the situation gets intense.
IT is when #2 gets purchased by other buyer that they really get serious.
It an education process for the buyer. If they are teachable, they will respond accordingly.
