I had come across a few of those especially in leasing. I usually call or text or email them before our appointment to confirm. If they don't confirm then I let it go. Sometimes people confirmed and still didn't show up. in this case I told them I came just to show the property(ies) and they have confirmed and yet didn't show. I appreciate if they had told me to cancel. Sometimes I got a "sorry" back from them sometimes no answer. This is one of the reasons why I don't work leasing anymore.

I confirm ahead of time. Even so, sometimes people don't show up. The last time it happened, I confirmed the appointment and then went to the house (1/2 hour from me). I was a little early and spoke to the seller for a bit on her way out, then did a quick preview, and waited outside for my buyer. At about 10 minutes past due, I called to see if he was almost there. By the way, it was a gorgeous Sunday and I remember wishing I didn't have the showing because I wanted to be out on the lake! Anyway, I called him and he said, "Oh, we decided not to come." No apology came. No explanation. I fired him on the spot. Sorry, I don't have time for people who are disrespectful and don't really want my expertise in buying their house. And that's pretty much what I told him.

Lots of light hearted, direct and indirect answers here regarding clients pulling a no-show with no call.
Just the fact that there are so many responses to this makes me realize there are more agents encountering the same issue. It also tells me that there are, indeed, inconsiderate people everywhere who have no concern for another person's time. In a wierd way I am relieved that it happens to others, but it never feels good.
Fortunately, the no-shows are a very small percentage of people and we move on to the next.

Responseis defined by whether they are working with an agent. No agent means I am responsible for the outcome.
Take their name and number and wait.
Find an off market listing that equals the subject house, and text them about it, tomorrow. If they respond, establish the rules and the cost involved when appointments are not kept.
