It is called a written contract.   If the builder does not want to pay a commission then find a new builder.

My husband is a builder and he does pay for a referral from an agent. Many others in our market don't. So much depends on you getting knowledge from the builder prior to sitting down with him/her and your clients.

Get them to sign a commission agreement before the buyer ever talks to them.  Once that buyer makes the initial call, you're screwed.

     Have your buyers sign a commission agreement, have the builder sign a commission agreement.  If you don't have it in writing, you may get squeezed out of the deal.

Most contractors here are busy. Lots of flips on high end.  You need to call several reputable builders asking them if they will provide referral fee. The trouble is for a 8000 sf home buyer wants to find their own builder.  In our area that is a 1.6M construction. Elsewhere it is 1 Mil. You are better off getting them a construction loan and find them a realtor selling land.....

You don't get what you deserve, you get what you negotiate.  Talk to the builders about registering your client and what they will pay you.  Get it in writing.
