I like to use Postermywall.com.  You can create a flyer with a layout, pay a small fee to download to your computer, like $3.00 but look for an online coupon code, then save as pdf (printers like pdf format).  I always, always, always, use a local printer to print.  I myself belong to a teeny brokerage and have no tools provided so this works for me.

Professional printers can make you look really, really good.  However, there is no substitute for first going into Publisher or Paint (I prefer Publisher) and creating a document or two.  It will make you a better client for the printer, because it will make you think about many important things.

I suggest you do not sell out on quality in your printed materials, even if you risk asking the printer to make many, many changes.  I also suggest you thank them with deep appreciation for all their effort and care.  If they are glad to see you next time, they will keep doing great work for you.  If you are a pain and they don't want you to come back again...I wonder what kind of work they'll do for you?

Canva! All Canva (canva.com) all the time, its an amazing resource for designing your own fliers. Does your office have a printer? I would suggest buying nice paper and printing there. Good luck, go get 'em!

Publisher or if you want to pay someone to do it, Quantum Digital does a fabulous job - nice quality and they look far more professional than my Pub brochures/flyers looked like!  I'm fortunate to have a marketing department now but, when I need to quickly create something on my own, I use Quantum Digital.  Good luck and congrats on the new listing!

Like Barbara said, MS Publisher unless you have a mac and dont want to use MS Office, then you can do it in Pages but Publisher is pretty easy.
