For me it has nothing to do with being a Realtor. I am confident in my pricing abilities based on almost 25 years of doing so and not on my membership in the NAR. I've not taken special training. No one will ever get it right 100% of the time on the first try... there are houses that are very hard to price and sometimes one does need to "test" the market.

BTW, this is not the best forum to promote your business. I would suggest if the courses you are promoting are so wonderful and valuable that you maybe write some posts explaining their value to Realtors.

I rarely price reduce so, I must get it right through my system and I do track: in the last 12 months I sell my listings at 103% sales to list price. (Due to my advanced marketing, pre-MLS inspections & market value-pricing generating multiple offers on many in the first 3-5 days on the market). I also agree with Praful Thakkar that this was a cheap promotion better done as a blog post as to not insult the integrity of this forum.

Market knowledge was my "system".  I could walk into a house and price it without doing a market analysis.  I always did one, of course, because the seller expected it... to justify what I already knew.  LOL

Sometimes I think that some just pull a number out of a hat and then complain about all the buyers agents who tell them that they are off.

Yes there is a science to it, but some of the points in this science can be very subjective and lead to a lot of disagreement.

You can take as many classes as you want or need, but only experience will help you to price the property well. At the same time, not all well priced property will be sold immediately, such thing as window exposure, outdated layout, smell ,uniquely built or designed property, etc. etc. will slow down any sale.

Training: learn how to look at comps and compare homes that have sold and are listed to the subject property.  Do it a lot. 

 

I always get it right the first time.

 

P.S.  This is not the place to whore out NAR certifications.  You'll find that most people here find them only good for target practice and starting their BBQs with.

Yes and yes; one needs to know the market and to have a good sense for where it is and where it's going. Part of it is training, part experience and for me it was Wall St trading as well.

Training and experience does make a big difference. Some homes are much easier to price in a given market than others, and shifting market conditions can make it harder.
