I am not so sure the note may make the difference as muc as why they were selling, didn't sell and discussing it all. I have asked this question twice and the answers are there.

As Mary Yonkers stated. The snail mail might cost you listings.

Liz,
I agree with Mary Yonkers . Every market is different, no one answer is 100% for every market. A

I would only write to listings that expired a year ago and hadn't relisted

By the time a note arrives in the mail the home is relisted. In fact they are relisted in 1-2 days. Knocking on the door and delivering the message in person may get better results. I always like to say there are only 3 reasons why a home doesn't sell. This gets me in the door.

What others said - the DAY that it goes off of the market, I mean 6:00 AM (no kidding), agents start calling! Your note will arrive after it's already listed again so, instead of an annoying phone call, I would definitely knock on the door.

It's never worked very well for me. Try knocking on the door. I think getting yourself in front of the seller is best.

Expireds usually get bombarded with phone calls right after listing expires. Seller will probably have 2-3 appointments scheduled with new agents before your note ever arrives in their mailbox. I've never had a lot of success sending letters to expireds. One thing is, many sellers have already interviewed and chosen an agent before their listing even expired.

The key to farming expireds is continued follow up and not just a quick hit and run approach.

Wow - in reading the other comments and I can really appreciate why our Sellers demanded a "Do Not Contact" be entered onto their MLS listing! Chasing expireds is not a permitted activity up here!

Expired listings ? You still have them? Here we're seeing houses that are ugly and smell bad sell! But if you have them in your area, and if they are actually listings you would like to take on, I think you need more than a handwritten note. Maybe put together a marketing piece aimed at expired listings and send it with a handwritten cover note. Make it short and with your best penmanship!
And I'd hand deliver it early in the morning on the day it expries.

Knock on the door so you can have a face-to-face conversation. Ask if they are still interested in selling their home and ask why they think it didn't sell. Take if from there.

Liz Kroft this is a great idea - never done that!
Though I believe it will go down with other junks that other agents send.

I would probably use Mary Yonkers method and go knock on the door.
But then after reading a few comments on the urgency I can certainly see Susan Emo point and wonder is this is an area of the market worth jumping into.

Just because it is expired (often 12/31/2016 etc) that does not mean they do not have a written contract to put it back on the market. As long as you have thick skin you can be persistent. But do not do your office exp-listing. I know one agent was fired to step on other agents toes.

One of our local agents used to include post-it's with a brief note as to how "passionate" she was about real estate.

That would not be my approach with an expired listing. I'd likely knock the door (and I am NOT a door knocking advocate) and invite them to join me for a cup of coffee to discuss why they think their home did not sell. I'd hand them a $5 coffee card and ask for their email and phone number so we can set up a time to mee.

Knock on their door
Call them
Send a post card (I would not take the time to handwrite them)

Knocking on the door early the day it expires sounds like a great idea. I have never done this. I agree snail mail could be too late.

Have you tried knocking on the door? Every Agent in town is sending letters and postcards. Rarely do you see an Agent knock on the door.
