I saw one on a distressed property where the agent stated, Do not go inside or you may die. The house was not taped or condemned and there was a lockbox on the front door. Go figure. Of course I went inside and am living to tell about it.

Today I was going to show a property on Supra where ''tenant moved out June something'', I sent a courtesy text ( since it is the end of August) that I'm going to show it about 30 minutes prior. It was  a surprise to get an answer that a tenant never moved out and an agent just never fixed his remarks ( he is the owner too).

Frustrating when people cut off communications, at least they warned you this time, some just would not be answering and let you call over and over.

Maybe she had an engagement planned that just could not be broken, maybe she is just hoping to double end this transaction and her buyers need time to get their offers in.

Either way, Monday will be here soon and you and your buyers can be ready with an offer when she gets back.

Not a bad strategy if she left town with a lockbox on the listing's door.  The sellers probably shouldn't look at offers before Monday anyway.  Or maybe someone is covering her business - radical thought!

That is about in line with the ones you note "this won't last long" (and its months later, or "Seller will consider offers after 10 days" and it is weeks or months later...some agents never seem to look at their listings after they enter them.  I called one agent because the pic on the MSL showed 4 different homes as the pics!  It wasn't new construction; only careless entry.

"Shows well"- and it's a dump. "Show anytime"- and the owner/tenant won't let you come when you ask. "Contact LA before showing"- and they don't respond and voicemail is full. "Large, friendly dog free in house"- and it's a horse sized dog who is scary. The list goes on and on...
