We've been with Smartzip for over 2 years now. The 1st 6 months we were slow to get leads, but after that we've had a pretty steady stream of leads that have converted to sales. Perhaps they just needed to see the monthly postcard/letter to become familiar with our team before reaching out to us. Also the fact that our display ads pop up on sites when they search their area (we've personally seen our own ads on CNN and other websites when we were searching online for other things), again reinforces our name/brand by repetition in that zip code.We've actively followed up on our top 20% via calls and emails to those who have received our cards & logged on to get their home price or opened the email drip. Watching who's opening up what email, website, etc. on the back-end & contacting them based on that info is great for creating that line of communication in order to get the prospect to open up on their needs without feeling like it's a cold call. That has been our most successful way of converting them to clients/sales.

I am currently using it and have been working with them for 3 months. I have listed and sold a property right out of the gate with this and have others in the pipeline. My second property from this goes on the market tomorrow. It is like anything else, you need to "work it". It is a waste of money if you do not follow-up with the leads. I am working this in a very small WI town and it is going very well for me!

I've seen a webinar on this last year, the concept is great and some of their search strategies were ones I've implemented manually. I'm looking into something like this now, but with another provider I'm already using for something else. Not slick like this at all, but I'm already paying for the data.

I'm not familiar with this product, but I know Realtors who put stock in the type of analytics that examine average amoutn of time people live in a home in a neighborhood and track down those that are approaching a predictive listing period. Obviously an imperfect science, you can't guess how long a stranger will live somewhere. But over an entire population of people there are some cool analytical strategies out there.

We used them for a year. No listings.
Pros-Turn key mailings that you really don't have to worry about. You can even approve them in advance. Potential sellers can check the value of their home and you are notified when they do.
Cons-It still takes time and dedication on your part to follow up.
