- or standing around the water-cooler with the others who are doing floor time, complaining because nobody is stopping in.
Same principle applies to time spent waiting at open houses that are quiet.

I loved floor time when I use to do.. My first deal was a floor lead! In Socal we don't see to many brokers advertising so it is rare to do these days. Of course, handling our own incoming leads I guess can be considered floor time.

I haven't taken floor time in a very long time. But when I did, I found it was very productive.
Converting floor calls is a talent... but first, you have to be at a brokerage with lots of listings out there.. to actually GET the calls. Then, it's up to you to gain the caller's trust, and see if you can help them.

Well, as an Assistant to a Lead (Roger being the Team 'Lead') I cannot do Floor/Phone Duty. When Roger did do his time, it really depended on which office he worked out of Wayne and Jean Marie Zuhl. One office on a main street had alot of traffic, and people were always stopping in - the other office in a different town, in a larger plaza, but with less traffic that could see the suites in that plaza, had way less people stopping in. And he would refer the few people that stopped in to others in his office that actually worked in that town, as it was a different niche, as well as a different part of town. When we lived in CA, and Roger did Floor/Phone Duty he got alot of leads, and it's basically based on the location of your office and the demographics for that area.

My very last lead from Floor Time at C21 came in a few minutes after 6:00PM on a Friday. The office had closed, the staff was gone, my wife and I were the only agents in the building. The phone rang, it was a Buyer.
I was leaving C21 that weekend to open my own office. I called my Attorney Monday morning to ask, "is that MY buyer, or does he belong to C21?" My lawyer told me the Buyer belonged to me.
That Buyer purchased a $30,000 lot. I introduced him to a builder who paid me a handsome commission on the $300K house that he built on that lot. It was my first commission for my new company!

I think it depends on the brokerage, the advertising budget and the location. In La Jolla I was on the busiest walking street in La Jolla and we had great sales from the location. Here in Naples, I am on a busy and well-traveled road in a bank building, and there are no walk-ins and everyone has their ads going to their cellphones. I tried it for a month and no longer offer to do it.

Haven't done floor time in ages! (ok, I never did but my broker used to... the office he was at required it). It was a way for offices to have a cheap/free receptionist. You'd get any upcalls that came in or any people that walked in. That rarely happened even in the pre-internet days. I doubt it happens anymore.

I no longer take floor because that "world" has changed but:
As a new agent, I was working the day after Christmas on floor, buyers, who said they were firing their agent because she had left town and would help them when she returned, came in and eventually purchased a home.
One day I received two calls both became listings and sold. I received similar calls and similar results however not two in one day.
"For rent" calls or walk-ins eventually became buyers.
Different times call for different strategies - there are people in my office who say they are successful taking floor time.

We used to do floor time (about 10 years ago). It was great then, not so much now. Most agents have their own contact information on their signs, so the listing agent is getting the calls, not the office. It's extremely rare that anyone calls the office as they have in the past.
