The best way I got the word out for my H.B.S. was facebook. I also went to local real estate school and my local university to post flyers. Make sure you have a lender there for specific lending questions that are sure to come. I also had the lender sponsor the food and cocktails.

I have done several . I bought a list and sent out postcard . I went around s posted postcard in grocery stores . Did seminar with mortgage broker who worked for bank so the bank allowed us to do seminar after hours and food was provided . I would skip the good part in the future and offer coffee and desert .

My average turnout has been 3-12 for every 100 invites. People are busy. I had one that no one showed, it's part of the process. Trial & error are just part of the effort. I find the ones where you host them in restaurants with private rooms get more attendance than office locations: food has a lot to do with it and host a drawing/raffle with a decent prize they can leave with; a grand prize is not a coupon for services, its something coveted and tangible.
