I do not do new listing emails - they aggravate the heck out of me. Just received one today that's 20 miles away, who cares.
The MLS is my go-to if I want to see something for sale not an email.

Our MLS has a rule that we're not supposed to email blast the membership with items that can be found in MLS. It hasn't stopped, but it has slowed down. And ShowingTime sends out notice of price changes to those that have already shown the home. And sometimes I'm getting those price reduction notifications month after month until they finally get a buyer :)

I use an e-flyer. I don't get annoyed when I receive these. We have 10,000+ listings in mls on an average spread over two states and I do business in multiple areas in both states.... there are days when I don't have time to check mls for everything.

Somehow, I stay away from reverse marketing to the agents - even for the new listing (and of course, BOM, PCG etc.).
And believe me, I have not lost anything yet - because they (the buyers) are on top of it!

To be honest, I do not. We have the MLS which is more than suficient to advise all perspective buyers of our listings ... when they are brand new, when there is a feature change and/or a price change. Isn't that why we are paying our MLS for the service? I get a little frustrated with the time I waste every single day getting these emails from agents who want me to know about their listing ... but I have hundreds of buyers getting leads from me and to be honest, it seems a waste of everyone's time to do the double work. If the buyer is interested, they are going to be in touch with me promptly saying they want to have a personal walk thru.
