Traditionally, July is our slowest month of the year but not this year - crazy busy still and I'm taking on 3 new listings tomorrow with 1 sale already this week.

Everyone but me seems to be at the beach! It's awfully hot to be doing a lot of work this week. So yeah. A little.

We are not that seasonal in Charlotte, so no. But by mid-October it will get quieter for about a month as everyone prepares to return to school.

Multiple offers and sale prices over list for many hot properties. Some neighborhoods may have longer days on the market. In some areas, we are seeing more price reductions and the return of the "expired" listing. Generally, it is still active.

School starts the middle of August so historically the market starts tailing off naturally becuase people want to be the house early before the term starts, but this is not a softening, just normal.

DOM is 1-7 days on priced to sell decent locations in reasonable condition

It's odd, but this season was not as busy as last - I tend to expect this during an election year

It has slowed, over all buyers are slowing, new listings are still low but steady. Cash buyers have stayed strong

Never really heated up, just got warm, I hope it continues to get better.

Ginger Harper - I see many more price changes than earlier this year. Though that may be because of the list price higher than what it should have been in the first place.

It' a little quieter right now but my sense is that is because it's the lull we often see in July and August before the kids go back to school and summer vacations are over. It's still pretty active, just less o than a couple of months ago. One cannot be a slacker if you are looking!

Not until the wind blows hard from the North Pole. Then the serious buyers come-a-looking and buying. (Erie, PA is in the snow belt.)
