I show and tell. I enjoy pulling up some websites and seeing the clients eyes take it all in. They usually cut me short so they can go ahead and sign.

Some people want the details and I usually show those people. Others want minimal info and I have a packet that tells (hey can read it if they're interested).

My listing presentation is visual with examples of my marketing and if I have time, I show them marketing materials with pictures I have taken of their property and subject to change with the professional photos that are taken after the signing of the listing agreement.

Absolutely do both and it's an integral part of my listing presentation.... it's what sets me apart from all the others out there. And I also tell them just how much it costs me to do that marketing.... that's usually an eye opener for them.

It depends upon the particular marketing item.
I provide a list, then ever time i add their listing somewhere, I send them the link. I once had a listing for a magistrate, and everyday he would call and ask me " What did you do today to get my property sold"? I made sure I always had an answer. As long as i did something, he was happy. Even if it was " I put up some flyers at the local grocery stores", or "I ordered another batch of post cards".
What they care is if you will be selling for them every day and host OH every weekend? Most say what the sellers want to hear and have their own agenda.
