It could go from 1 hour to 50. Depends on the buyer. WIth a shortage of homes for sale, many do their homework before so when we see a home, they already know they love the area and the exterior. I write many offers on the first showing.

When I am in buying mode we will spend about 5 hours out checking out the prospects then head back to my  office to write up a few offers.

I suspect that others are more selective, take more time and write less offers.

But for me it is always a business transaction, and I don't like to waste my time or my agent's time.

There are some who look at 2 homes and make an offer and get to closing in 6 weeks and there are others who look at dozens of homes and never make an offer. Some buyers will spend 40 minutes in a house and others will spend 4. Some buyers need to see the house 2 or 3 times before they make an offer. 

Too many variables to give you a real answer. Sorry!

No such number... I've sold property to people to whom I've shown two homes; I've sold property to people to whom I've shown one home; and then I've sold property to people to whom I've shown two dozen homes over a longer period of time.

Depends. First home buyer can take many hours before they are ready.

With internet, price etc. often the clients say I think I will to make an offer and wanted to see the neighborhood..

There is no stock answer. Some buyers look at only two or three homes then make an offer and others look for weeks and still haven't found the right home.

It varies by buyers.  Some may take years.  I like the ones where it's one day and we write an offer.

I have never calculated an overall average but I do think it depends on the market and the buyer.   As long as I feel there is a good chance that a buyer will write a contract that can be accepted and can close, I'm in until a Rubensque lady or man is still singing.

Too Darn Many. I spend on average 4-5 hours when I am showing property to buyers. That does not necessarily equate to an offer ... or an offer being accepted.  It is why, buyers are not my thing these days.

Boy..I'd say it depends. With our inventory shortage the time is less (as long as they are willing to accept what is on the market at a given time).
