Important and even if it wasn't, why take any chances that your listing is fully described?

It is everything!  It needs to be detailed, it needs to be written for SEO, it needs to be truthful.  The written is going to carry through to many third-party websites, it is the same write-up you will use on your blog posts and social media sites.

It's VERY important. This is being read by consumers many of whom look by themselves first, THEN contact an agent. The copy should mirror the excitement of the photos.

Very important as others before have said.  You are representing the seller who expects you to write accurate description that will showcase their property in the best light.

Good question.

Try something like this at the last sentance.

"Find the Red Rooster, and take the FREE community calendar about Falcon Falls Estates."

A full service real estate agent will be at the house when the buyers arrive with their agent. You can observe them when the 'see' the red rooster and what they do as a result. Then you will understand, if your writing was not dry as toast, they read every word.

I read them. There is a lot of comedic humor in reading them. It's like bloopers on steroids.

That said, I feel the description is very important ... it needs to tell a story and invite people in.

The compliance dept staff reads every word and I periodically contact them for violations. Even neighborhood photos are copied from other agents listings. Descriptions: 6000 ac lot, commission $3  etc. Many agents can not spell.  Qant a quok sall.... Truly reflecting poor professionalism.
