Yes, but I do keep in mind that buying a home for some is a very huge step, a big deal to them, like marriage..a very big decision.  and some times a couple may have a hard time agreeing on the type or style of home

It often depends on how long they've been "looking".  Many buyers are searching the internet and going to Open Houses long before they get serious.   Another factor is how willing they are to accept buying something they can actually afford.

They don't know what they are 'supposed to be looking for'. You have to help them most of the time.

Many times they also think that fixing something is wildly expensive or time consuming. Case in point that 1 buyer told me a kitchen faucet was around $1K right?

Like Annette said - the perpetual shopper. Something will come up on the market tomorrow that's better.  They NEVER buy.

"FOBO", fear of better option! I thinkd they are using this on TV for a commercaila of some sort. A buyer has to understand that no house is perfect, they are trying to make the best choice, not a perfect choice.

Some are indecisive. Some are not at all -- directly to the deal. What are some patterns?

1. Motivation is critical to any movement. What is their motivation and timeline? That's what will contribute most to their focus and decisiveness.

2. Road blocks. A lot of times indecisiveness is a result of reasons why they literally can't make decisions. Do they have full approval yet? When they got it, did the lender state there was an issue? Are they trying to accomplish a mission that is really stretching them or pulling them so far away from their comfort zone they will experience "paralysis by analysis?"

I find motivation and ease of purchasing or overall purchasing power to be the biggest keys to a smooth and simple focused buyer deal.

Not if I have the answers why the want to buy, when the want to buy, and where they want to buy. That coupled with a good job of emotionally pre qualifying them and explaining the market we currently are in.

No.  When I show properties I help the buyers come to a decision.  I very seldom have a buyer not write on the first trip (unless they are a relo buyer, then there might be a couple of trips just for area familiarization).

Not really. Buyers are all different, and some can find a home immediately, while others will find something wrong with every home they look at.

Some yes, some no. It really depends on the person. But my experience is that when they walk into the right home, they know it 9 times out of 10 and lose and become very decisive.

All buyers are not indecisive, and from what I have seen their motivation or lack thereof, is the key factor Nik De.  Snowbirds can be indecisive because they don't always have 'an urgency' to buy, 'can rent in the meantime', and 'can always come back next year'.  People that live here year-round, have jobs, have kids, do activities, etc. and they seem to be more motifivated to move.
