It's my understanding that with my NC license I can list and sell anywhere in NC -- but the compensation offered in the MLS only applies to members of the same MLS.   So it makes no sense to list or sell in an area outside my own MLS.  And it would be disservice to my client anyway, because I'm not familiar with other areas.

I don't go outside my area and I don't buy into the "Local" thing either!  It's not local - it's world wide - I may sell locally, but I refer customers all over the world and have sold to customers from all over the world - I don't see how that is Local!

Unless there are some very good reasons, I would prefer to refer out. There are some logistical problems such as lockbox access and lack of area familiarity to consider that make it impractical to serve customers too far outside your market place even if it would be possible in theory.

Fred, I've sold pretty far outside of DC (I'm also licensed in Maryland and Virginia).  But I usually do a referral, especially for listings. But great technology and access to a lot of local information on our MRIS system makes it a lot easier to work as a buyer broker.  I think my limit is about 30-miles.

We're not into "neighbourhoods" up here like you are in the US. Many of our "towns" are smaller than your development tracts! I travel quite a distance for my clients and am still able to provide local expertise.

Real estate is local and the technology/internet have made real estate almost borderless. I can and will go out of my basic area if needed but prefer to stay within my area for many reasons. Having the license be statewide is nice since you never know when an opportunity will arise to work in another part of the state or even move to a different area.

I already cover a pretty big area--about 60 miles around Charlotte, which puts me into South Carolina, as well and into multiple NC counties. That's more than enough, although Carolina MLS also includes the mountain region--don't know enough about those areas to sell with confidence.
