Even though I could of done all cash, I used a 15 year fixed conventional with a large down payment. The time value of potential gains in the investment of unused reserves was the consideration.

I bought my first condo with an 18% mortgage - 30-year fixed!  But I was in something like a 50% federal tax bracket, so the taxpayers covered a lot of it.

30 Year Fixed because I wanted a fixed payment. Today, I would still do a 30 year fixed even if I had the cash. At these rates, invest your money and at a minium you get double the return. No brainer.
