Well for me it would have a large table, chairs, TV/Projector, phones and the ability to function as a "war room" if needed. Large dry erase boards, that kind of thing. I'd also have one way glass on it so you can see out but still have privacy. I'd also have a sign saying occupied/vacant outside and a clip for the schedule (or maybe a tablet showing the live calendar so you can book it and it'll show instantly).

It would be somewhat cozy and not sterile. Comfortable chairs and furniture that are durable and would withstand spills (from coffee, water, kids, etc.). Supplies such as pens, paperclips, etc. If it is for meeting clients, I've found you're not in there long and they're usually paying attention to what you're discussing. If you're high tech you could have an apple tv. Great wifi is important!

It's very traditional, but works for us (did build it 9 years ago), the office copy machine, fax and common printer are there, as is a computer, bulltentin board with listings and conference table and 8 chairs. Once in a while we have contract signings there, and the occassional closing.
