Why am I reading this as 'corrective criticism'? Listening is the best skill & then work from there. Most of the time it is a new experience for sellers & buyers so they don't really know what should or shouldn't happen.

Our company sends out post-closing questionnaires... there's a fair response rate. I'm in contact with clients throughout the process so have a good feeling of how they think things are going. My favorite feedback though is an unsolicited note.
