Loan officers like real estate agents need good people skills and are responsible with presenting the right loan programs to the client and gathering the information needed to get the loan closed. A good loan officer acclimates the borrower and stays on top of getting the loan to closing and keeps the agent informed.

By Answering this question, it would turn out to be a blog. If they work in a bank, they do less than if they were a mortgage broker and even less if they are a one person mortgage broker/owner, such as myself.

I would suggest that you dicuss this with your lenders us use, providing you didn't talk about that when you first decided to use them.

 That would be impossible to answer in this forum & varies from lender to lender.  At a big box call center, an LO's job may be to simply answer the phone, complete an application, then pass things along to someone that knows what they're doing.

 

For me, I manage a transaction for each & every client from the time before they're a client (marketing) to when they prepare for a loan (first step - preapproval), to when they actually apply for a refinance or a purchase loan (the 'mortgage process').  Once a loan is in process, we work to keep things streamlined in order to fund within time constraints.  Sometimes this is easy.  Sometimes it require a full coat of armor, swords, nunchucks, and rocket launchers to fight hoards of underwriters, appraisers, ignorant agents, and others who try to derail the process.   We fight the good fight.

 

After a loan closes, we make sure everyone's happy, and we make sure our clients know how awesome their real estate agent was!

I believe the LO has a duty to keep every one informed.  If there's a serious problem with the file I want the LO to tell me asap. I don't want to have to chase the LO to find out why the file isn't hitting its milestones. Buyers and sellers need to know what's going on with their transaction so they can plan accordingly.

Ruth Mary Hansen ... not sure that my answer would fit in this space or in the context of a Q&A comment.  Also not sure what "typical" is anymore .. as so many of my duties seem very UN-typical these days.  Clients and mortgages are that diverse.

I think I will leave my answer at that ... and hope that those that wish more info look to my AR posts ... and those of other LOs here on AR.  Those posts will give you some idea of what we do ... and how we conduct ourselves and our business.
