I usually wait until after they have been through the house and we've had time to connect a bit.  I use cards and offer to trade contact information with one of my very cool personal brochures.  And by then, I've usually found some question they need answered and I need to call or email them.  

It works pretty well most of the time.

Ask them as they enter, when you greet them.  If they ask why, advise them it is for Seller information as well as security.  You can have a sign in sheet that asks them to check whether they would like to be contacted after the showing or prefer information not used.  Whatever you like...stand by the sign in sheet and welcome them into home after signing in; if you want to guarantee results.  A sign in sheet noting columns of whatever information you want will be easier for you.

I either have a signin book or a tablet and I meet them at the front door and say "The seller requests you sign in."  Most people will do that.  Only had one balk at it.  When I used a similar approach with a gift card raffle drawing, about half the people signed in.

If the house is owner/tenant occupied, everyone shall sign in. If it is vacant, it is optional, I will just ask what their names and how they found my open house.

We have a sign in sheet that asks for phone and email as well as a feedback sheet that asks buyers to rate the property from 1 to 10 on 4-5 criteria. 

Buyers sometimes leave fake phone numbers/emails. Their loss.

I ask in a no pressure way to please sign in so the owner knows who has been through the home.  Also, please provide your agent's name or email for follow up if you have one.  That way, they don't necessarily think I'm there ot pounce all over them.

I have a registration sheet for them to sign in as entering the home. There is a place for them to say how they found my open house and what site if it was from the Internet. If they ask why I tell them it's for the seller and security. I have a spot on the registration sheet for either phone number or email address. I've trained them if they want to view the house..they need to sign in. It works.

If a conversation starts and a connection develops, I find most of those people offer their contact information.  I have met prospective buyers and sellers who have become clients at my open house events.

I don't worry too much about them signing in. if they like the house and are serious about buying, they'll let me know one way or another. When i have a sign in book with a note that says " please sign in". If they don't want me contacting them, then just sign name without any contact info.
