Yes, we put out 4 to 6 signs for each house, and in my case, being a newbie, I definitely want my name out there Robert May. I do see other realtors putting out signs also, as you mentioned. I think whether you advertise the Open House or not, seeing the names and directional signage in a neighborhood helps! In our niche, people from our community are stopping in, since it's an age-restricted community.

YES, I use my signs. I have two sets of 6, the old ones are pretty beat up, but I add one or two if we're deep in a neighborhood. No harm in using them, and it draws in the neighbors and more casual lookers.
More bodies, creates more interest, which creates more and better offers is my opinion.

When I co-market an open house with a real estate agent friend, I have put out 50+ 18x24 directional open house signs with a sloppy font made from my own handwriting. The amount of signs depends on the amount of locations that would be good to put a sign. I figure I havent done my job if code compliance doesn't stop by the open lol. It has made a huge difference in the amount of people that come by an open. this number of signs can be a lot of sweaty work, but that is why I do it because others will not and it gives our listing a big advantage.

In Denver homes are going so quickly, open houses make the home too unmanageable. When it was slower, I would do open houses, but only if potential buyers could find the home with 5 signs or less. If it was too far into the neighborhood, few would come.

Yesterday I also had small flags by them. I agree, it seems that agents complain that no one shows up but how about putting some balloons or something so people can see the sign?
