Until I came here, I thought the questions about water rights were useless. Now I realized I can charge Utah students to answer them!
I think the vast majority of the classes were pointless for "regular" residential sales. If it doesn't apply to city based residential, it isn't really applicable to my business. Water rights, stream based errosion and deposits and identifying lot lines when there are no streets... totally useless!

Tammy Lankford, I don't think any of the information is really useless. When I first go into real estate, these were things we had to know. I can remember way back where an agent was going around the office asking what if he should write "Tenants in Common" on an investment property for two owners. We also pre-qualified buyers and renters before showing them properties.
When I see answers to questions like "That's not my area of expertise, ask your attorney or lender" I cringe. The terminology learned in the Principles class is basic real estate terminology everyone should know. The purpose for the Principles class is to give the person a well rounded knowledge of the laws of real estate not how to sell real estate. Anyone can learn to be a salesperson whether it's insurance sales, car sales or real estate. It's the Principles class that teaches real estate and the broker's job to teach salesmanship.
I've taught over 2,500 students and found by combining the text information with real life experiences, the students always had a better understanding of this business. Hopefully, they will understand what "Tenants in Common" means should the question every come up when writing an offer and they won't have to tell their client to ask their attorney.

Completing bpos, i use square footage to acres daily. 43560 BTW. A lot of things learned back then are no longer in use, but great to know how to pre qual a buyer and know what actual ratios are.

Okay, yes I have to prorate homeowners insurance and have had to do it many times so knowing that little trick has been useful. Yes, I've also had to calculate square footage to acreage and vice-versa.
There are terms that are so industry specific as to be meaningless to consumer, and I agree those were unnecessary bits to learn.
But, while I don't have THREE things to note, I can say that entire section we had to learn about business brokering has never once been used by me in all of my 11 years in this business and the 25 years I spent in the real estate industry prior to that not as a Realtor.
Usufuct...haha. I love it!
