I just saw some great answers to your questions here already, Tammy.  And, in all honesty, I've forgotten what the totally useless things they taught me since they are totally useless.  

1. Water rights
2. Calculating loan payments using an Amortization Book
3. Which crimes would prevent you from getting a real estate license (murder and rape were OK, but embezzling money was not OK)

1 - 3. To sit still and not ask any actual insight-revealing questions.
I honestly can't remember that far back any more.
The glossary was pretty goofy, and usufruct sounded like some kind of infection. Hypothecate is what you do when you're drunk and talking to no one. LOL!

You know Tammy Lankford, ...I erased all that from my memory as soon as I passed all exams...Good riddance too.

Things like how many people are on the real estate board (or whomever the governing body is, LOL)...I cannot ever imagine why I would need to know it unless I'm being summoned to appear before them, in which case, I would think my education would be better spent on avoiding behavior that would land me in that situation.

I like all knowledge, it makes me more rounded.

I do use the acreage calculations all the time, in many situations that go far beyond what most will ever dream would be needed.

My list is pretty much your list. I would add townships to the list as that is not how my area refers to properties.

1)  My all time fav I use here in Q&A - raparian rights. I'm going to trip up those Utah kids.

2)  How much oil was left in the farmers heating system to credit at closing.

I've done the acres thing many times if you can believe it. 

Usufruct?  I'll put that in my dictionary I guess - I'd flunk that one.

Tammy Lankford, frankly, water rights and some terminology I have never used in my practical life as a real estate professional.

And coming to Real Estate Math, I am good at calculating commision - however, anything beyond that....I've never done!

wife mentioned .14 ac is awful small. I replied avg lot size 6000 sf ish....

She asked how much  I said larger lot like 7400sf.... How do you know?  I got in my head lot time ago?

I agree and can't remember Tammy. I do remember that it was more like a business law class and had nothing to do with day to day scene of what we do.

All three would be anything where I could use a calculator or a laser ruler instead of doing it the old fashioned way.

I don't remember the useless things because I don't use them. I do calculate square footage into acres all the time though. 

in my region, we are precluded from providing any advice or opinion on anything about the consctuction, quality, or measurements of the property.  This alone makes 99% of the course irrelevant.

There are many dumb things we had to learn that we never use in real estate.

Most of what students learn in prelicensing class is useless in the trenches. 

I'm reading everyone's answers and I laugh because I took the national portion 4 times because of all this useless information lol. Everything you all are listing I remember from the test. 

LOL, still remember one question about how much concrete it would take to pour a new sidewalk.  REALLY....never used it.

Until I came here, I thought the questions about water rights were useless.  Now I realized I can charge Utah students to answer them!

I think the vast majority of the classes were pointless for "regular" residential sales.  If it doesn't apply to city based residential, it isn't really applicable to my business.  Water rights, stream based errosion and deposits and identifying lot lines when there are no streets... totally useless!

Tammy Lankford, I don't think any of the information is really useless. When I first go into real estate, these were things we had to know. I can remember way back where an agent was going around the office asking what if he should write "Tenants in Common" on an investment property for two owners. We also pre-qualified buyers and renters before showing them properties.

When I see answers to questions like "That's not my area of expertise, ask your attorney or lender" I cringe. The terminology learned in the Principles class is basic real estate terminology everyone should know. The purpose for the Principles class is to give the person a well rounded knowledge of the laws of real estate not how to sell real estate. Anyone can learn to be a salesperson whether it's insurance sales, car sales or real estate. It's the Principles class that teaches real estate and the broker's job to teach salesmanship.

I've taught over 2,500 students and found by combining the text information with real life experiences, the students always had a better understanding of this business. Hopefully, they will understand what "Tenants in Common" means should the question every come up when writing an offer and they won't have to tell their client to ask their attorney.

Many of the CE classes in our are contain useless material that is poorly presented.

I have not seen the word "usufruct" for many years and it was in relation to a country south of you.

2.  Some blah blah about ethics or whatever.  

3.  Procuring something a rather...  

Completing bpos, i use square footage to acres daily. 43560 BTW. A lot of things learned back then are no longer in use, but great to know how to pre qual a buyer and know what actual ratios are.

Okay, yes I have to prorate homeowners insurance and have had to do it many times so knowing that little trick has been useful. Yes, I've also had to calculate square footage to acreage and vice-versa.

There are terms that are so industry specific as to be meaningless to consumer, and I agree those were unnecessary bits to learn.

But, while I don't have THREE things to note, I can say that entire section we had to learn about business brokering has never once been used by me in all of my 11 years in this business and the 25 years I spent in the real estate industry prior to that not as a Realtor.

Usufuct...haha.  I love it!
