Florida Law puts the cost of providing all documents on the Developer, or on the re-Seller.

Yes, it is the biggest rip off on the planet. $50 for condo docs, $50 for rules & regs, $100 or more for association dues letter.
Someone just told me at a closing one condo assn charges $750.

Yes! Before I moved to Kentucky, I listed a condo in Ohio and the charge was going to be $425 for the entire package. Ummm...the seller located all of her by-laws and declarations!

I have seen them charging before but not nearly that much

Maybe not $300 but more and more are charging. And it's insane when there's really no cost to generating them in a download.

HOAs used to always try and charge us, and the homeowner has FREE access, so always have the homeowner get me the link and passwords before listing.

It's been that way here as long as I remember with fees from 225-375. The paper option seems to be all but gone, and lately all I've seen are available online only.

Some are starting to - however the cost is being absorbed by the wrong customers.
I don't understand why these places don't just have them scanned and placed on a disk - I mean really, it's the 21st century!!!

Yes many managment companies of these HOA's are doing this. It is a sham and a shame

Another money making opportunity for the HOAs who already charge more than they should in most areas.

Some but regardless of delivery method, I can't recall one that doesn't charge a "fee".

Good morning Sally. Not uncommon, have seen fees charged for a long time, but not $300. That is a bit much.

Sally K. & David L. Hanson - now that's a surprise for sure -- $300? Can't believe it's getting so bad...

Not that I know of and most of the associations I deal with I have the documents on my computer or can download from the Register of Deeds. It only costs the paper and printing costs.

The fee is regulated by law for specific documents required in a condo purchase.

I haven't found an HOA or Condo Association that doesn't charge for their documents, regardless of how they are delivered!

Have been doing it for years and it is more than $300. We pay ... here is the link ... go download.

No, I did not have such experience. But I would gladly agree to get the package fast, since it takes 2 weeks+ to get a hard copy by paying much more.
Since most of my communication and files are digital, I do not really need a hard copy, but surely will print one upon clients request.

I'm sure one or two have. Most still do the papers out here, that I've seen.

Just one more reason why I never invest in anything regulated by an HOA type entity.

Nothing is surprising these days.... $900 hoa fee, ours is $12 and 1/3 are delinquent....

Its a rip off & a half what some of these places are charging people. Similar to AMC charges, charges by loan servicers for payoff letters, and bank charges for subordination applications ----- where money is to be made, untalented paper pushers will find a way to squeeze for $$.

Sally K. & David L. Hanson I was wondering when they would get around to making the docs available on line, but $300 is ridiculous. I thought the original cost was to cover their admin and printing costs.

Some have been doing this for a while, though I believe the State of Florida sets a cap on the maximum that can be charged by the management firm.

Those associations that ARE NOT self-managed identified this profit center a long time ago.

LOL, yeah, those lil darlings figured out there was a racket there a few years back.

yes, but we have also received them from the condo owner..... and the fee from the management co. was nowhere near $300....
