Two weeks is a bit much . . . However, I have to ask: do you have specific or unusual requirements? Also, is there a possibility that the agent did not enter your e-mail address properly to provide you with automatic notifications? I have 3 deals going on right now and all three of the co- broke agents are having internet trouble and they're all pretty smart so I would say make sure it's not a 'Mercury retrograde thing', then move on--ALSO, you might mention to the person that recommended that agent that they're not on it.

Good morning everyone!

I absolutely loved all the great answers I received. I can see why you all like this section of Active Rain so much!

Many thanks to everyone who contributed to the discussion. Especially to Bob "RealMan" Timm for jumping on it so quickly.

So, to bring a somewhat conclusion to the mystery, this morning I woke up to receiving a very nice, unprovoked email from my Realtor.

She explained that she was waiting to be within 30 days of that May date.

Now I have 46 properties to flip through.  :)

I would definitely check in with the agent and ask.  If you are finding listings on a public portal and not receiving updates from the agent ... that is a red flag.  

Having read your comment below that states "technically cannot get a mortgage until May 21" may be the reason. If the market is moving quickly, like it is in my very hot sellers market, I would not want to be "shopping with you" until the approval was in hand.  If you wanted to go to open houses, if they have them in your area, and "window shop" homes ... fine to do that on your own.  

Find out what is going on with that agent. If you are not getting the responses you want/need ... let the agent know that. If there is no corrective action taken by the agent ... move on.   We can find you a great agent right here in the AR community!!!

Do you know her and like her and want to work with her? That's one thing.

If you just haven't heard and you've been waiting (at the very least you should have been set up on a property search), I would move on and find someone you're excited to work with. 

I think you're close enough (if you've been to a a lender) to look, but that's a lender issue. Since you won't be closing until after May 21, I'm not sure if your offer has to be after that date, or your closing has to be after that (I'm afraid it might be the former), but definitely something to speak with a lender about. Get your pre-approval letter, get yourself inline and ready, and hit the ground running with someone you like.

There are several excellent Rainers in Boca Raton and Ft. Lauderdale, and two good ones in Coral Springs (Irene Medina and Lynn Pineda). There may be a lot more here, but those are the two I know about. 

In the search bar on AR (upper right corner in blue bar), put in Coral Springs and see who all comes up.

Hi Denise, a few things run through my mind when trying to answer your question.  I'm assuming your REALTOR® signed you up for direct MLS emails correct?  When we do that for our clients, they receive an invitation to their own client portal immediately.  Many MLS email systems are similar.  If she signed you up, please check your SPAM folder as emails may go in there.

My next thought is how specific are your housing requirements along with size of city?  If you are looking in a smaller sized town, maybe not too many homes come up on the market that fit your requirements.  A small town of around 2000 I service may only have about 20 homes on the market in a year.  As with your requirements, we have had this happen with some clients of ours too.  They wanted a home in a specific area of town and it had to meet a long list of requirements.  The more specific you get, the less chance of getting property listings.  You also have to remember not all agents fill out the MLS data sheets correctly or they are not entered in correctly.  The old saying, garbage in equals garbage out. 

Before moving on, you should sit down with your agent and communicate with them.  It may be as simple as removing a requirement from your search, mistyped email address, or something really simple.  Your agent may be thinking you are receiving emails.  Where we are, we currently have little inventory as well which could be the case for you too.

I think it depends on how you have defined your expectations. Some buyers want to drive the bus and others want all the work done for them - There is no wrong way to find a home, but you need to be clear what your  expectations and needs are. If your realtor doesn't meet your needs and style, you should find someone who is a better fit for you.

Have you heard from this agent at all in two weeks is my bigger question? I call my buyers every week, sometimes multiple times per week pending their activity level. Seems odd that an auto search is not sending any inventory and no calls from the agent too? Unless you simply have a budget that's not capturing any properties?

Case in point, one buyer wanted a townhouse in xyz city at a certain price - zero showed up because it was just too low for that area.

Hmmm....if you are in a "thinventory" market like we are in  southeastern Wisconsin, buyers that have very specific needs are finding it difficult. We encourage being  more flexible...a few more miles etc...If you have heard " I am sorry there is nothing right now in your area...have you thought about ....." just say Bye and don't buy...feel free to contact us...even if you are not in Southeastern Wisconsin..I will bet we know an outstanding buyer's agent who get help u !  Good Luck !

Sending listings is just one small factor in the whole process. You can set up searches yourself on a variety of sites. I would communicate with the agent, then if this continues, move on. The agent should have at least contacted you and said" I'm just not finding anything that matches your criteria".
