I have no idea.... and I think you need to break down marketing/prospecting into it's basic and simplest elements. There are so many efforts and they can have very different results for different reasons.

My best & proudest happened last Spring. I wrote 27 personal notes to 27 home owners in a coastal condo complex in La Jolla, seeking a seller. 1/27 responded and that resulted in selling my clients, off MLS, their dream retirement home in La Jolla Village on Coast Blvd. and a $1, 100,000 sale for me; all resulting from a $1.00 personal note.  That is one hell of response!

(It troubles me when agents say "I have no idea" because if you are not tracking, you can't measure, if you don't measure, you have no idea of ROI and therefore how do you know what's working)?

Event Based Marketing (EBM)

This marketing keys on what every homeowner can observe in their community. Whether it is new construction on the main drag or the For Sale sign on Bickle Street, inform the reader regarding the event and let them know there is more to be known. (Be aware this is not a Just Listed mailing) I keep this at the micro level with not more that 50 at a time. If the audience is bigger, I will stagger the mailings until all are reached. The reason for the stagger is to more accurately measure the response for those who may not call.

To stir the 90 day market I use the 'create inventory' letter.

Blogging is a huge piece of my marketing. I track number of referrals in and referrals out. I also track business that comes in from my websites. 

I do track marketing letters to my niche market.  Those numbers are not for public consumption.

we have not had a great response rate from EDDM.

some targeted pieces have gotten results, but our best ROI is client appreciation events and parties. Spending money on sphere and past clients has paid off more in referrals than blind touches to creat business.

The best response rate that I have had recently is from target farming with postcards. Prior to that my websites generated a lot of business for me.
