The market is shifting quick lending is slowly being losend up a bit and you are beginning to see the subprime market coming back in a big way. what does this mean? in the next year or 2 Fix and Flips are a great way to generate cash quickly. But this should not be long term as you are seeing good inventory selling faster, DOM are shrinking & people are over paying for properties.
I see the major opportunities in land! Spec and tract construction is a very great investment to go for. land is still cheap and there is not a ton of competition in one off residential lots. The competition is more in the commercial space.
And the best opportunity if you have the capital is in lending its self. You see many new Hard Money Lenders popping up, trying to hide themselves as "crowdfunding ventures" companies such as realtymogul or realtyshares pretending that there model is new to raise venture capital when in actuality the model has been around for a long time.

I lean towards rentals and look for properties which have gone stale in the market as the better investment if the right price can be had. There is no specific type or price point unaffected in my opinion Silvia. Land interests me when a rezoning can occur for the better and flipping does not attract me in the least. All the Seller can do is say no or counter.

Buy & Hold is tight on margins, flips are tough to pencil out, Multi-doors that are under performing are a good bet and buying up land or nonperforming commercial space is big right now for large development. Bosa is buying up all of Downtown or optioning it...interesting times. The real (residential) investors bought here in 2007-2011 and then got out...we have more seminar investors in our res-market and developers that are crushing down 3-4 houses and putting up multi-family green buildings.

We are in a shortage of inventory in the mid range home pricing in San Diego...occasionally we will have a ''fixer" home come on the market...great investment to either fix and flip or hold as a rental.

We are seeing some flips, but our prices are increasing so fast, it is harder to make money.

Rentals are probably the best bet right now. The very cheap flip homes have been sold out for the most part. If an investor is willing to take a slightly smaller profit there are still opportunities to be had.
