I don't care what any other agents do. The 'undercut' business model rarely survives. The best costs more.

I do not believe discounted brokers truly are offering the same level of service I provide. In fact, most non-discounted agents don't offer the same level of service I provide.

No, it does not irritate me.

I don't list property, but I do represent buyers.

Do you know how many buyers are offered "rebates" by desperate agents?  A lot...but never me.  I wish Florida would ban giving rebates.

I ran into a "rebate buyer" yesterday...I am out showing a vacant home and this girl knocks on the door (her husband is in the car) and asks if I am the owner.  She wanted to see the house and I asked her if she had an agent.  She says "yes, the agent is giving back some of their commission", so they are basically on their own going on to Zillow and driving by properties.

I did not let her in but gave her my card and told her to call me if she was serious about finding a home.  Not my job to help her out.

I'm not bothered by it. Everyone is entitled to their own business model. I have seen though that potential clients who search for discounts can seem to expect more than those who don't.

No it does not, because when the 'day is over' everything is subjective and what might seem to be full service to one, may not be for others. Personalities enter into the mix, as well. Often, we find clients come back to us, and when they do; we receive  a great deal of information on what the other agent was doing so incorrectly compared to our 'over-the-top service'.

Looks like you have a variety of answers.  Personally to me the agent that gets the listing, regardless of what commission they charge, is one that answers all of the sellers questions with knowledge and confidence.

It's bait and switch.  I worked for a discount broker at one point in my career.  It was a good experience and served me well when it was time to be a true full-service broker.

It bothers me when they "claim" to offer full service and then have lots of fine print undoing what they just claimed.  I write about this often and the different business models will continue to exist as someone always thinks they can do something cheaper than someone else. Many have come and gone.

The problem as I see it is not all higher priced agents are worth what they charge, so when someone has a flashy presenation and offers "the same" service for less, it's appealing to a consumer, even thought the same isn't necessarily all that good.

I've not seen agents offer more "full service" than I do. And if they come close, they are not discount brokers. I'm more irritated by the agents who take commission discounts and don't to right by their clients and their clients don't have a clue.

David Barr has my favorite answer so far!  For me, I don't mind if someone is offering less than me.  I'm in no hurry to race to the bottom.  At the end of the day the seller either thinks I am the best person for the job or they don't.  If all they're concerned with is the commission amount, then they'll probably nickle and dime you the entire way and no paycheck is worth that!

BETTER FULL SERVICE and LOWER COMMISSION.

It would be completely UN-AMERICAN to protest better product and lower cost.

However, reality imposes a cost associated on both sides of this equation. Too far either way and reality kicks in. More details needed.
