To be perefectly honest, I've almost never come across this issue in 24 years. Every so often I get someone who isn't totally on top of dates in a contract and I need to nudge them a bit. But I've never really felt that the cooperating broker wasn't pulling at least 40% of their weight.

I don't do their work, I do mine. If my client's interest are at risk I handle everything within my power. And like Inna Ivchenko when necessary I send reminders until they come through with what's needed.

I do not even worry about the other agent doing half the work;  most of the time, they are professional and competent, so there are no issues. When I run up against an agent who is clueless or lazy, I PREFER to do most of the work so I know it gets done right.

There is no requirement that the other agent do at least 50% of the work.  Their agreement with their customer or client may only require a limited amount of work.

When all else fails, I call the broker of record. But on occasion, "he or she" is the broker of record  and then I just give my TC a bonus to babysit and I suck it up and keep my eye on the prize: COE. You can't push cooked spaghetti up a rope.

when I was actively working, and always as the listing agent, I would always offer to do all of the work....I insisted on having the buyer's contact information.....and I did most of the deals myself....paid the cobroke his/her full commission and never lost a deal....

Too many agents let you do 99% of the work and it is hard to get them motivated.  Possibly they take on more than they can handle plus they are NOT organized.

My buyer who represent herself works for CB.  She got into the house by prying the back door. She claimed she know the property before me. I replied I was inside as early as 1980s.... Make long story short she still has not signed the AVID and other paperwork back...... I told my escrow coordinator she got paid but did not pay her due.... Not all name brokerage have well compliance program.

That is the least of my concerns.

Just Saturday.....yesterday...talked with an agent three times stating the furniture can be included but must be a separate deal, a side deal between the seller and buyer and not part of the real estate contract. THREE TIMES.

So 10:30 PM, the contract arrives seeking closing costs and of course financing and what to you think is itemized in the contract? 

In your situation I find actually sequencing the stuff is important.

Always repeat and include two lists:

List 1. I need from you.

List 2. I am preparing for you.

There is no other way, but send reminding to him/her to stay on track and do things on time. If you have a TC, they should do the same, also my escrow girls help me to get some staff faster.
