Get a good mentor and market consistently.  Don't ever be too busy to keep your marketing schedule or your business will be feast or famine.  Hire someone if you need to.  You MUST market consistently.

Boundaries, have boundaries: a true day off, as best you can a set time daily for "down tools" and to never work while on vacation; get a vacation buddy at the office. 

Bonus Tip: when buyers are late, stick to the planned time allotted, and just let them know they will be seeing 3, not 6 houses now.

Join the team of a successful experienced realtor and work at least 1 year. You might not make lots of money, but what you'll learn is  priceless. 

Get into the business right out of college, instead of trying other careers.

Get an earlier start on developing a web presence. 

Talk to everyone you know and meet and talk again and again and again

Always stay in touch with past clients, and treat them like gold!
