I'd recommend against it. That would be like me trying to complete a mortgage loan application SOLELY by text messaging, or for that matter, by email.
Face to face negotiations or applications are so much better because of all the variables that can potentially come up during the discussions.

Would a text message qualify as 'in writing' David Landau? I'm thinking there is a way to print-up texts - I've just never had to do it! My first thought is 'no', because text messages are not usually detailed and known for their brevity, and many abbreviations are used to make shorter messages, which could be misread?

Sure, they have screen capture apps that would put it all on paper for you.

Great question David Landau . I personally wont' mind to do a negotiation through text if that's the only option, Do I prefer emails, phone call ? yes.

I have put deals together via text message. The first time was 8 years ago. Didn't meet the buyers in person until we sat down to immortalize the contract in ink. Met seller in person at escrow signing.
Having said this, you do have to be extremely careful, esp. with autocorrect mischief.
Also, I use a text to PDF app to start the date/time-stamped paper trail.

In Colorado, all offered have to be submitted, but only the written ones are taken seriously.

Would I? Interesting. It has happened yet.
I have had transactions where I have never met the agent on the other side and communication was through phone calls or emails. It's too bad there is not more face-to-face interaction in this business(well, at times).

Good morning David. I've heard a couple of my Realtor referral partners mention the same thing.

Yes, some agents never do and prefer to have all in ''writing'' even texts are not legally binding.

I wouldn't. Too many typos can happen and the meaning of words sometimes gets lost. I'd tell that agent if they want to do business, they need to learn to talk.
2,236,146
I don't think this is a bad idea. A text is proof of something because it's in writing.

Texting has a place, but not in contract negotiations. I'm old fashioned about wanting everything written in the proper format.

absolutely, and I have. Despite my local real estate board not being technologically smart enough to recognize this technology yet, it is a fantastic way to do business and saves countless hours and gasoline making a deal happen.

if they can text, they can talk... would i? allllll the way to sign? and i dont know them? NEVER

Never. By email yes since we use electronic forms and digital signatures, but text unless you buy a specfic program can not be put in savable formats.

I would rather speak with the agent, but a sale is a sale and will take it anyway I can.

I have had it happen to me and there is one agent in our area that specifically said to not call or email her that she would only respond to text.
3,417,825
NO and yes some agents try to do this and instead of buying a house, they bought a horse.
1,513,383
There is an agent here that will only respond to texting so that is the way it is.

As long as all the players understand none of it is real until there are signatures in all the right places. Until that time, a buyer willing to make a commitment will displace the texter who has better things to do.

I would do it but caution my client that the agent might be difficult to work with.

Depends, if it's in my client's best interest. Have done so through email. But we have counter offer forms so it's usually in writing

I've done it, and through email. The agent and I never spoke my last transaction

I would not do this. There is too much that can be "lost in translation" I am sure someone soon who will say, if it is not in writing, it does not exist.
