I'd recommend against it.  That would be like me trying to complete a mortgage loan application SOLELY by text messaging, or for that matter, by email.

Face to face negotiations or applications are so much better because of all the variables that can potentially come up during the discussions.

Would a text message qualify as 'in writing' David Landau?  I'm thinking there is a way to print-up texts - I've just never had to do it!  My first thought is 'no', because text messages are not usually detailed and known for their brevity, and many abbreviations are used to make shorter messages, which could be misread?

I have put deals together via text message. The first time was 8 years ago. Didn't meet the buyers in person until we sat down to immortalize the contract in ink. Met seller in person at escrow signing.
Having said this, you do have to be extremely careful, esp. with autocorrect mischief.
Also, I use a text to PDF app to start the date/time-stamped paper trail.

If that is the only option, yes.  At least there would be a record or trail.  Too many people are in love with the sound of their own voice - I dislike telephone conversations immensely.

I have had transactions where I have never met the agent on the other side and communication was through phone calls or emails.  It's too bad there is not more face-to-face interaction in this business(well, at times).

I wouldn't.  Too many typos can happen and the meaning of words sometimes gets lost.  I'd tell that agent if they want to do business, they need to learn to talk.
