I once told the neighbor that his efforts left the owner with little possibility of selling, so he decided to rent it to a motorcycle gang! He cleaned up his act and the home sold quickly!

I call up a few Harley biker buddies of mine and go over and have a nice chat with the neighbor. The guys just stand around and look pretty (with all of their ink art on their arms) while I do all of the talking. LOL.

I only used this tactic once. It was on my own property, and the neighbor was being a complete butt. 

If I were the seller, I'd contact a lawyer about a cease and desist order.  As the agent, this is all "hearsay" until he can provide reports and evidence to back his claims.  I would make sure lawyers were heavily involved.

That really depends on what is happening and the relationship with the seller.  YOu could file a complaint with the police but if what they are doing is not illegal you don't have much choice but to show the home when that person is at work

I haven't had this happen.  But when I sell my house?  The attached house next door is, well, Dogpatch.  Ouch.

If I were working a buyer wanted to see this property, I'd be on to the next home and recommend the buyer forget about that property.....

If what he's saying is not true, you can certainly hit him up with legal action.

I usually explain to them teh worst that can happen if they continue their behavior. Most often they are shocked anyone approached them calling them on their behavior which changes quick.
