I'll add that I found taking relevant classes on the contracts, disclosures and marketing helped me avoid having to sift through the minutia and read every paper that lands in my in-box, via, flyer, mail, e-mail, etc.

Tak e this time to build your database (everyone you'd send a party invite to, a Christmas Card or that you do business with already) and get to work on letting them know you are in business through gentle remindarers: calls & e-mails, personal notes and video e-mails are all great starts.

If you have no business right now I'd divide my day into time blocks:

1. database time 2. tarining/reading 3. marketing time (get friendly with your title reps, they can help for FREE 4. reviewing your goals & business plan 5. activities that either teach you the biz or create biz: showing property, open houses, mentoring with your broker or a trusted agent, etc.

This will teach you how to manage your energy & time as our industry gets crazy when we are busy. We're here to help, lean on the experts in The Rain.

As Vince Lombardi so famously said: "This is a football".  Start with the basics and build on that.  Build a good foundation with a data base and some very specific marketing strategies that you do consistently.  

Fundamentals
Consistency

You build on it over time.  You don't start with 100 open tabs.

Start with that part of Realty Juggler. Which usually means setting up the categories and checklist then entering the names and address on your list.

There is WAY too much to start, and you do need a database.  I currently have Top Producer, but have checked into Realty Juggler, and much less expensive with much the same functions.

Though I have heard good things about this program, I would suggest that you hold off on any investments in time or money until you have the time and money to use them WELL.

Every vendor had their hand out to collect your money and sell you the next best shiny whistle, resist the urge to buy it until when you have the time and money to use it well.

They offer a free period to learn how to use their system.  Heard it's difficult to get started but easy to learn and a great CRM for about $99 yr.  

It's best NOT to spend a lot of money at first. With Realty Juggler you can start your list for emails. Lots of features to help as you grow your business. Like others have replied use the free platforms and get business first.

Now that you have your license...it will seem like every company has your phone number. Don't fall for these gimmicks. Ask your broker what she/he recommends. Farming a few neighborhoods is probably the best way to get started.

you need to understand all the aspects of a transaction before committing to any system. Realty Juggler has an ugly interface, but it's cheap and effective if you embrace the training offered.

You have some great answers here. My advice:

# 1 Get a great mentor.

# 2 Get competent as fast as you can.

# 3 Get a great support team, lender, stager, inspector, etc.

# 4 Get face to face with prospects. Be everywhere you can in person. Shake all the hands you can. Get 500 people to know you are in the business.

 

# 5 Be very prudent about spending time and money online.

Avoid chasing every new piece of new technology.  Begin by writing down the basics you need, and how much money you have available to operate, then take your time doing research. I don't know anything about realty juggler.

Have not tried it.  But to let you know you will be offered all kinds of opportunities for someone to get into your purse.  Not always a good thing.  Haven't found it profitable.  Work your website to get leads and network when possible.  Sure it will get you some leads.  Training within your office should lead you in the right direction.
