I show to families from time to time, but have found that normally parents are good about keeping their children "herded," so I haven't needed to develop any tricks.

Back in the day it was more of an issue.  I just ask that we all stay together in an occupied home.  In a vacant home, I don't worry about it.

Let them roam.  One will find something they want to show the other.  They know each other better than we do and they have their own style of looking for a home.  I'll call them together if there is something special for them to see.  Our job is not complicated so don't complicate it.

      I can't remember the last time I had little children accompany us.  As for telling adults to stay together, I won't do it.   They need to see the house freely without supervision.

Advise them HAZARDS may exist. Open pools, cutlery, pets starving for affection, adult game room toys and guns MAY be present. You can not know what is behind those doors. 

"Please keep your beautiful children safe. We don't want the little darlings enter a place of danger."

I actually had visitors sign a 'Hold Harmless' waiver before entering a property. Everyone herded the family tightly.

But I've got Sasquatch as a viable plan B.
