Yes, they either sign it or I leave it with them to sign if they won't make a decision at our meeting. I tell them I bring one because I'm as confident in them working with me as I am in my ability to sell their home.

I have an 85% "close" on my listing appointments. The 15% that do not hire me typically shake out like this:  10% are either looking for too deep a discount on my fees or an unrealistic price...so it's a mutual "bye-bye-now". Then 5% offer me no reason, I feel I have them when I leave and I never hear back ...they remain the mystery in my business.

I have a high capture rate because I'm 94% by referral and trying to increase that.

That really depends on the seller. Often they tell me they want to list with me, and I take them at their word and take a form. Why wait? If they say they are "thinking about selling", I might not because they might feel pressured. Depends how well I know them.

The agent pops out a document that has all the terms and conditions and price filled in. Would such an agent also bring the yard sign into the house to suggest the outcome?

Now if filled out means simply the legal property identification stuff...no problem at all with that.
