Having a "SOLD" sign is the best advertising in my book! Outside of that, bug your friends and family. I failed to include my tenants on my email list and one of them listed their father's house with the agent across the street who was bugging them.
Short of that, just be out there. Often times you get the appointment by being in the right place at the right time. Doorknocking is good, mailers are good too. I've know agents who got listings simply because theri mailer showed up when the person was thinking of selling.

I learned early on not to limit myself to just one type of marketing...you need to have a good mix of various types and do what fits your style and personality, not what works for someone else.
People do business with people they know, like and trust and that is how I got every listing I ever had. It is interesting to note that when I left a big box brokerage after several years for a small independent, everyone told me I was making a huge mistake without the big box backing. I am happy to say that was not the case.
