If they've mentioned a favorite restaurant, a gift card to that restaurant.  If they're planning on doing some fixes on the home, a gift card to the local home improvement store or a few hours of work by a trusted handyman. Stuff like that.  

I had clients who loved pictures of fields of daisies as well as their daughter's dog.  One of my friends is an artist, so I hired her to paint a picture of the dog romping in a field of daisies.  The response from the clients was really great.

 I like to personalize gifts based on my relationship and knowledge of the clients. Gourmet food-and-wine baskets including a restaurant gift card is a common choice when I don't have a good sense of any personal interest/need.

It depends on the buyer. You have spent a lot of time with them and probably got to know them pretty well. What's something they like? Cooking-something for the kitchen. If they seem to be into DIY-a gift card to Home Depot. When all else fails I'll do a wine and cheese basket or a gourmet basket of chocolates, something of that nature.

I give very practical gifts that buyers tend to tell their friends about. One family had several kids but the dryer hook up was electric. It was going to be expensive to dry all those loads of laundry with an electric dryer. I paid $350 to have a gas line installed so they could use a gas dryer. Clothes dry faster and for less money.

At closing nothing beyond the keys to their new place. After closing I've done a variety of things - gift baskets full of good food ready for the folks on move in day - especially if arriving from out of town and perhaps after hours. Gift certificates if I've picked up on a favorite activity or type of food. $1,000 gift certificate ($1000 off discount)  printed on nice paper that is good toward the future sale of their home.

I like to give something with shelf life. A nice wine basket gets used and the gift is forgotten. I sometimes give the atomic clocks that tell the indoor and outdoor temperature. I have also given a hand painted pepper mill. I also like to include a book where the buyers can keep track of repairs they done to the house. It also has a place for them to store receipts.

It depends on the buyers and what their personalities are. I sometimes like to give a pretty welcome mat or something to use on the patio. There are no wrong gifts; they will appreciate anything.
