Floor plans save everyone time and energy.  We include each room's measurements which allows a prospective buyer to know if the layout will work for them or not.  However, sq footage is not something we provide as too many people do not correctly understand the concept of only the footprint being included.  It doesn't represent the lower or upper living levels.

Tony and Suzanne Marriott, Associate Brokers the first thing I was taught from the broker is to never ever carry a measuring tape.  He said there have been many lawsuits because a Realtor gave measurements to a client.  Imagine telling them the size of an area and them trusting these measurements and buying furniture only to find out it doesn't fit.  Same thing with a pool size backyard or master bedroom.  No tape measure or measuring for any of my clients.  They can measure if they like.

Provide sufficient information to create the need to see.

To much information UN-SELLS the property.

There is a lot of un-selling going on. Just chatted with a seller who understood the absurdity of 7 pictures of the kitchen. Oh, the images were wonderful, professionally created images...but this transgression 'un-sold' the agent.

The crazy thing about these un-selling practices, is those doing it never know it happened.

I include floor plans or any other sensitive information in MLS doc file, any agent can pull it, but not public.

I don't know if it brings more buyers, but they are terrific reminders for prospective buyers after a showing on the layout of a home. The second most requested item I get (after the one for more photos of a home) is for floor plans. Buyers love them.

Both. I think it would appeal to some buyer's that maybe wouldn't have viewed it based on description and photos, but are intrigued by the floor plan, while also discouraging other buyer's who might have viewed it except for not liking the floor plan. 

Either way, I personally think floor plans are a GREAT addition because I'd rather give the potential buyer as much info as possible to weed out those who are not truly interested based on what they see in the listing. 

I've personally visited too many homes I would have never considered if I'd seen the floor plans. What a waste of time for everyone involved.

I use YouTube instead of floor-plans these days. Plans use to be a big deal before I went video.

I think it would discourage more buyers than it would help.  I also don't see the value for most traditional homes.  The more things a buyer can look at from afar and find wrong with a house, the less likely they are to go into the house, see it with their own eyes and fall in love with it.

 a general drawing may help... but if the drawing or sketch doent do it justice in some way, then i wouldnt. as for sizes...i wouldnt. lawsuits are built around this

We do not provide measurements for rooms but do supply floor plans..does help save time and energy as Susan Emo commented. However some agents don't bother to pull the attachments we provide in the MLS! LAZY!!!

With buyers with specific needs, it would be very helpful.  I think for most buyers, they have a hard time conceptualizenfrom the plan.

We had actual architectural plans, when it came to leasing or selling office building and retail space.  This is what one had to have to make a presentation.  If the building did not have them, they usually had an architect provide them.  

We had architectural plans when we bought our home in Los Angeles, and they were a big plus, and when we sold the home, we left them behind. 

In my opinion plans make a difference.  Prior to moving down to Santa Barbara from Napa, we were sent the plans which helped us plan our furniture, etc.  

It encourages the buyers who like having the floor plan.

When I first got into residential real estate, floor plans were always included with a listing package. I never heard any complaints.
