I haven't had that exact situation, but I've had a couple of weird ones.
An agent walked into my broker preview and asked how I got that listing because it was in so and so's neighborhood. I said I was hired by the sellers. The agent kept insisting that it was so and so's neighborhood and I shouldn't have gotten the listing.
There was another situation where a self-important agent with whom I'd had an unpleasant transaction walked into my open house with a client, insisting that she was supposed to have gotten that listing. It was a bizarre thing for that agent to say.

I have not been in that situation personally Paul S. Henderson, REALTOR®, Broker, Tacoma Washington, though have had an agent from our office mention they were selling a home in the area/community where we live and work. It was not a problem to me, even though I know they sell primarily in a different part of town, because they mentioned that they personally knew the sellers. I've always felt that 'there is enough to go around' if you work hard, and that everyone could do well. And of course, I see other realtor company signs in our area, so I never thought of it as anyone's 'self-proclaimed territory . . .'

In our great province, agent is allowed to trade in real estate anywhere in the province, according to the law. Of course, various professional standards, knowledge etc. must still be maintained. In a very populated metropolitan area such as mine, it would be extremely difficult for one agent to claim "ownership" of a particular area. We have over 42,000 agents in the board.

No. Many agents market to a particular area just like I do and have a large market share. You are never going to get all the business and don't want it. Always treated other agents with professional courtesy... it's the only way to survive in this industry.

One year I got 2 listings in Vienna VA fairly close together. I was doing an Open House in one of them, and some agent stopped by and asked " how did you get this listing"? I told him the owner called me and asked me to list it. He looked totally confused and said " I don't get it, I farm this area, and I know I sent a post card to this address, and the owner never even called me." He sounded more upset, than mad. I just told him, well almost everyone knows an agent or two, so many will call an agent they know before they call one that they don' know. Farming is a game of percentages that plays out over time, etc. I think he gave up thinking he was going to corner the market in any specific territory.
