Yes. I believe the majority still aren't aware of all the intricate details. What bothers me the most is when a cash buyer asks for a rebate or commission split. They feel it is just a matter of signing the contract and waiting for the closing date.

Most people don't even know about title insurance and all that is required during the loan process of buying a home. There is no more lending money on someone's good name. There is a lot involved and many of my buyers have gotten their eyes opened when I go over a purchase agreement with them. 

Most people seem to think we put a sign up in a yard and our job is done after we list a home. It's not that way. There is a lot involved.

     My Buyers bought from a FSBO recently, with my help.  When the Closing was over, the FSBO Seller, who had been resistant to me at the beginning, thanked me profusely, she told me she had no idea how complicated it was.

Yes!  They think you list the house and poof it's sold.  Dealt with that a few times, especially on a hot listing!  They don't see anything else and only the commission cost.

Many are but overall the buyer and seller of today is so much more informed than the buyer and seller of 10 years ago. The Internet has taught them the questions to ask and about terms. They still want to hear it from an agent though.

Of course they are and that's one reason they want to negotiate down our commission... they don't know or appreciate what and how much we do behind the scenes and how much time and money it takes. I've been "educating" my own clients for decades and they don't ask for commission reductions. They get it. (And they say thank you.)
